Getting started

How do I start a custom home project with Monien Construction?

Call 262-949-9129 or request a consultation. Owner Nick Monien follows up personally, walks the land or the existing home with you, and gives you an honest read on feasibility, budget range, and timing before any commitment.

Do I need to own land before contacting you?

No. It often pays to involve the builder before buying land. We will walk a lot you are considering anywhere in Walworth County and flag the slope, soils, setback, and utility issues that affect what the land really costs to build on.

Do I need my own architect, or do you provide design?

Either works. We build from your architect's plans or collaborate from the first sketch, and we review every drawing for buildability and budget before construction begins.

How far in advance should I reach out?

For a fully custom home, reach out early. Design, selections, and permitting all happen before ground breaks, and we take a limited number of commissions each year, so the calendar fills ahead.

Cost and budget

How much does it cost to build a custom home in Lake Geneva or Walworth County?

It depends on the site, the size, and the finish level, and lakefront sites carry their own costs. Rather than quote a generic number, we align a real budget with you during the first conversations and lock scope and selections before construction, so the number you approve is the number the project is run to.

What drives the cost the most?

The site and the scope. Slope, soils, water management, and utility access set the foundation of the budget, and square footage, glazing, and finish selections build on top of it. A hard site with modest finishes can cost as much as an easy site with premium ones.

Do you build to a fixed budget?

Scope and selections are locked before construction begins, which is what keeps a custom build on budget. Changes are priced and approved before they happen, so there are no surprise invoices.

Timeline and process

How long does a custom home take to build?

It depends on size, site, and selections. We set a realistic schedule before any commitment, including the design and permitting time before ground breaks, and we communicate progress continually. The full sequence is on the Process page.

How long does a whole-home renovation take?

It depends on scope, from a single-floor renovation to a full transformation with additions. We set the schedule honestly at the start, including what can be phased so the home stays livable.

Who will I actually work with?

Nick Monien, the owner. He quotes the project, runs the job site, and does the final walkthrough. There is no sales team and no handoff to a rotating project manager.

How often will I get updates?

Continually. Clients consistently note that Nick explains what each day will involve and reports how it went, with progress photos and plain-language updates through the build.

Building in the lake country

What is different about building on a lakefront lot?

Lakefront lots involve shoreline setbacks and buffer rules, steeper grades, higher water tables, and township and county approvals. We have built on lakefront and lake-access sites across the Walworth County lake country and manage those constraints from the first site walk.

Do you handle permits and approvals?

Yes. Permitting, inspections, and shoreline and zoning approvals across Walworth County townships are managed as part of every commission.

Can you build on a sloped or wooded lot?

Yes. Sloped and wooded sites are a specialty, including walkout designs that step down a hill and elevated outdoor rooms that turn a hard grade into the best feature of the property. See the Whitewater Lakehouse, built into a wooded slope over the water.

Which towns do you build in?

Lake Geneva, Fontana, Williams Bay, Delavan, Elkhorn, Lauderdale Lakes, Walworth, Genoa City, East Troy, and the surrounding Walworth County lake country.

About Monien

What awards has Monien Construction won?

Monien Construction was voted Best in Walworth County, New Home Builder, in 2022.

How long has Monien been building?

Since 2008. Owner Nick Monien has led every project personally for the company's entire history.

What makes Monien different from other Lake Geneva area builders?

The owner is on every job. One owner, one crew, and one point of contact from the first sketch to the final walkthrough, with architectural carpentry done in-house. That model limits how many commissions we take each year, and it is why the finish quality stays consistent.
